Why is Fire Alarm Maintenance a Legal Requirement?
Under the Regulatory Reform (Fire Safety) Order 2005, the responsible person for any non-domestic premises must ensure that fire detection and alarm systems are maintained in an efficient working order and in good repair. The Fire Safety (England) Regulations 2022 reinforced this duty for multi-occupied residential buildings.
BS 5839-1:2025 — the current edition of the UK's primary fire detection and alarm standard — sets out exactly what maintenance must be carried out, how often, and the minimum competency required of the person carrying it out. Failure to comply can result in enforcement notices, prosecution, and invalidated insurance.
Important: A fire alarm system that has not been maintained to BS 5839-1:2025 may not be considered "adequate" by the fire authority. This can affect your fire risk assessment outcome and your insurance position.
How Often Must a Fire Alarm Be Serviced?
BS 5839-1:2025 requires a minimum of two service visits per year, spaced approximately six months apart. Each visit must cover a defined set of checks. One visit per year is not compliant — the six-monthly frequency is mandatory.

What Must Be Checked at Each Six-Monthly Service?
BS 5839-1:2025 specifies the minimum checks that must be carried out at each routine service visit:
All Sounders Tested
Every sounder must be tested to confirm correct operation and audibility. Sound pressure levels verified with a calibrated meter — minimum 65 dB(A) or 5 dB above ambient noise.
Manual Call Points
Every manual call point tested individually using a test key. Checked for damage, obstruction, and correct zone identification on the control panel.
Battery Load Test
Standby batteries load-tested under simulated fault conditions. Batteries must support the system for 24 hours in standby and 30 minutes in alarm.
Detection Devices
A representative sample of automatic detectors tested in each zone — minimum one per zone per visit, alternated to cover all devices across visits.
Control Panel Inspection
Panel inspected for fault conditions, correct zone labels, indicator lamps, log entries reviewed for unreported faults, and software version recorded.
Fault Simulation & Restoration
Open circuit faults simulated on zone circuits and monitored paths. System must indicate fault correctly and restore cleanly after rectification.
Response Time Check
Time from activation to alarm confirmed within panel specification. Delay timers and investigation timers verified against the system's cause-and-effect matrix.
Visual Inspection
All detection devices, sounders, beacons, manual call points and cabling visually inspected for physical damage, contamination, and correct installation.
4-Year Standby Battery Replacement
BS 5839-1:2025 requires standby batteries to be replaced at least every four years — regardless of whether they appear to still be functioning. Battery degradation is not always detectable without specialist testing, and a failed battery during a real fire event would mean the system loses power and fails to alarm.

Fire Alarm Zonal Plans — A BS 5839-1:2025 Requirement
BS 5839-1:2025 requires that a current fire alarm zonal plan is maintained and displayed adjacent to the control panel at all times. The plan must clearly identify each detection zone, its physical location, and the devices within it.

BS 5839-1:2025 requires that maintenance is carried out by a competent person. The standard defines competence as having the necessary skills, knowledge, and experience — supported by relevant training and qualifications. In practice, this means the engineer should hold a recognised fire alarm qualification (such as FireQual) and have documented experience in fire alarm systems.

What Documentation Must Be Kept?
